The Sauble Beach community features Canada’s #1 freshwater beach and is located just 3 hours north of Toronto in the town of the South Bruce Peninsula. It sits at the very southern end of the Bruce Peninsula, on the shores of the main basin of Lake Huron. The beach stretches for 11 km, making it the second longest freshwater beach in the world, with shallow water that stays surprisingly warm.
The small area is home to around 2,000 permanent residents, although that number increases sharply on holidays and long weekends as people flood in to enjoy the scenery. This trend makes Sauble Beach real estate a valuable commodity. There are also thousands of seasonal residents who rent, lease, or own cottages. Some come for the summer while others travel back and forth on weekends. There are individual cottages to rent as well as cottage resorts, and plenty of campgrounds for the more outdoor types.
Sauble Beach real estate is unique for its lease relationship with the local indigenous population, the Saugeen Nation. This agreement has created over 3,000 cottages on Native lands, with the proceeds benefiting the Saugeen Nation. The Amabel-Sauble Community school is Sauble Beach’s only primary school. The nearest secondary school is in Wiarton, around 20 minutes drive to the northeast, with the nearest university being the campus of Georgian College at Owen’s Sound, about 30 minutes drive to the east.
Most people who invest in Sauble Beach real estate do so as a seasonal getaway rather than as a place to put down roots.
